This project was a one-story office building consisting of three separate office suites ranging in size from 3,000 SF to 4,500 SF with a total project square footage of 14,650 SF. The exterior of the building is comprised of a combination of split face CMU block and glazing.

The project is located adjacent to the Tri-Cities Convention Center and the Toyota Center in Kennewick and is home to The Tri-City Development Council (TRIDEC), the Tri-Cities Visitor and Convention Bureau, and the Tri-City Regional Chamber of Commerce.

Tri-City Business and Visitor Center was completed as a design-build project with a GMP (Guaranteed Maximum Price) contract that included a savings split between the owner and contractor. This contract style allowed CCC to be involved early in the project and provide the owner with value engineering services while the design was being completed. In addition, it allowed the project schedule to be fast tracked.

The end result was the building was completed 7 weeks ahead of schedule and significantly under budget. The owner was able to utilize the facility earlier and benefited financially from it as well.
